How to Know If You Need a Roof Repair or a Whole New Roof

Besides the fact that a damaged roof can affect the entire resistance structure of the house, it can also cause havoc in the attic, where most people store various things and in the upper rooms. Even if the water doesn’t reach all the rooms in the house, a damaged roof will decrease your overall comfort and lose its energy-efficiency.

Keeping a regular eye on your roof is the best way to figure out when repairs are no longer enough and you must consider a replacement instead.

There are 3 factors to consider when deciding between roof repair and replacement:

  1. The age of your roof: Roofing materials can have warranties of 20-50 years. If the roof is damaged, but a good part of it can be preserved, it will be repaired. If, on the other hand, it is nearing the end of the warranty period, the installer may suggest a replacement.
  2. The quality of the resistance structure: The quality of the wood in its resistance structure and the degree of damage directly dictate the choice between roof repair and replacement. If the roof structure is rotten or damaged by pests, it must be replaced. If, however, only certain elements are affected by water, and the structure in general is still solid, repairs will do.
  3. Costs: Although it may seem hard to believe, the cost of roof repairs may exceed the total cost of replacing it. It would be best to discuss both options with a professional Crown contractor before making a decision.
